IT MAY TAKE A FEW HOURS FOR US TO GET THERE BUT WE WILL COME TO HELP.

One Common problem is that they continue to run and won’t shut off.  In most cases this is a problem with a sprinkler valve that has “Stuck” in the on position.

This can be temporarily solved by shutting of the Emergency Shutoff Valve.  The problem is that some sprinkler systems don’t have one to turn off or if they do the homeowner doesn’t know where it is.

It may be on the back-flow valve which may be located on the side of the house under a big plastic fake rock.

Many sprinkler systems in Oklahoma have them. (50 % ?)  Under the plastic rock is a back-flow valve with two shut off handles.  Usually, they have blue or green or tan handles.  Turn one of the handles and it should shut off the water to your sprinkler system.

Other times the Emergency Shutoff Valve is in a box in the ground out by the curb near your water meter.  The valve box will have a green lid.  Sometimes they are difficult to open.  Many times, I had to pry them open with a flat head screwdriver.

Inside the valve box is a plastic handle that can turn off the water to the sprinkler system.  It can be blue or red or grey in color.

Many times, the valve box will be full of dirt, and you can’t turn or even see the handle until some of the dirt has been dug out by hand.

Water might be shooting up in the air somewhere on your property.  This can be caused by a broken sprinkler pipe or sprinkler valve.

Recent French Drain Installation in Oklahoma City

Our customer is a Major at Tinker Air Force Base.  He had water seeping into his Floor Vents through his foundation.  It was causing damage to his foundation and had a potential for mold development.

I got a call from our customer.  He had seen or web site and liked what he saw.  I set up a Free Diagnostic with not obligation or cost at his convenience.

The Quote

I arrived at his home on a Tuesday afternoon about 2 Pm.    Providing a Diagnostic took about 30 minutes.  I discovered that the customer had three separate water problems.  All of which had to be addressed and prioritized.

The First Problem

It was quickly evident that the “Gutter Down Spouts” were a problem.  On the West side of the house water was being dumped up against the foundation every time it rained.  Water had no ability to flow away from the house once it left the gutter because of the grade.  The Gutters were causing a problem instead of solving one.

The Second Problem

Ground water coming from the neighbor’s yard.  The neighbor’s house was up hill.  Water was flowing out of his gutters and soaking into the ground.  It then flowed down hill underground until it ran into our customer’s foundation.  The soil had some sand in it, so the groundwater moved relatively quickly.

The Third Problem, Surprise!

The third problem was a bit of a surprise and was a “big deal!” I discovered that on the downhill side of the house, which was the East side, water was leaking quickly out of the slab.  I had the customer turn off all things that might be using water inside the house.  (sinks, washer, etc.)   Next, I went to the water meter.  The small red leak dial was definitely moving.

The Solutions

I proposed a 4-inch French Drain with trench liner and pipe filter running from curb to curb.  The French drain would run the length of the house on the West side and the length of the house on the North side and finally the length of the house on the East side.  On the East end and West end of the drain, the French Drain would transition to 4-inch drainpipe and run to a curb outlet at the street.  The French Drain went completely around the house and had two exits at the street, One exit on each side of the driveway.   All gutter downspouts were directly connected into the French Drain.

Slab leaks are not my area of expertise.  I recommended a local plumbing company.

The Results

Our customer texted me that he wanted to move forward.  Once Okie marked the utilities, we began work.  The French Drain intercepted all ground water that was moving toward the house.  Connecting the gutter downspouts to the French Drain allowed all gutter water to flow away from the hose and out to the street.

The plumbing company found a leak in the upstairs bathroom.  The water was running down the inside of an interior wall all the way to the concrete slab on the ground floor.  Once it got to the slab, the water flowed under the floor to the East side of the house and exited the foundation.  This is where I found the water originally.

In 1993 we had no website.  I stuck little signs on the side of the road as advertisement.  I got my first Drain Installation work in March of 1993 in Norman.  It was in Brookhaven North of Robinson Street on the West side of I 35.

Here is a description of other recent work.

A little bit North of Downtown Oklahoma City, Oklahoma Drainage installed a 6-inch French Drain between two businesses which were less than three feet apart.  The French Drain went between a Law Firm and a Tire shop.  Water was leaking through the walls of both businesses.  Gutters between the two establishments were dumping a huge amount of water.  We installed a 6-inch French Drain between the gutters.

It took a long time to get the dirt out of the trench for the French Drain.  It was a very tight fit.  We had to use a little red wagon to haul out the dirt for the French Drain and haul back in the crushed limestone for the French Drain.  It looked a little silly, but it was the only thing we could find that was narrow enough to fit between the buildings.  A French Drain that normally would take 1 day to install took three.
