Where is the Water coming from? Identify the water sources

Water may move into your Problem Area in many ways. It may also come from multiple sources.

Once you have determined your Problem Drainage Area, the next step is to find out where it is coming from.

Here are some common water sources.

Water running downhill over the surface toward your home or business happens all the time. It is definitely the most common water source.

Once it finds a low area it begins to build up. This is called, ” Ponding.”

It can also run downhill underground. This is also very common, but people don’t think about it because they don’t see it. To detect Sub-Surface Ground Water a hole must be dug. Water will start to appear in the hole over time. Sometimes it is moving fast and appears immediately. Usually, it moves more slowly and may take hours or days to collect in the hole.

Once we dug deep enough the ground water appeared immediately in the picture above.

If you live in a neighborhood where the houses are close together, water may be coming from your neighbor’s gutter downspouts and becomes trapped between houses. Or it comes from your own gutters or both. If there are no gutters even more water can be trapped between houses.

Erosion Problems

This can cause all kinds of Erosion Problems and Foundation Issues.

There are many different ways for water to get into a Problem Drainage Area.

Digging holes to test for ground water is always a good idea as previously mentioned.

Try to watch surface water flowing toward the problem area as much as possible. This might mean standing in the rain. I have even done this in the dark with a light.

Identify the Problem Area.

Sometimes it is very easy to see where your water problem is.

If you step out of your car and get immediately soaked because of the water standing on your driveway, it is easy to determine what is bothering, you.

But Maybe water is seeping up into your floor vents at a very slow rate, and you only discovered it by accident.

Start with the obvious

Surface Water is Easy to see.

Standing Water Needs a French Drain

Surface Water may stand in your front yard. But you may not realize or think about it soaking into the ground. Once in the Ground it becomes Sub-Surface Water or Ground Water.

Guess What!

It continues to move. Many times, it doesn’t go straight down but instead moves laterally.

The water in the picture could soak in and then move toward the house, filling the AC vents or causing Foundation Damage.

If a French Drain or a Surface Drain were installed on the left side of the picture, Water would drain away over time, but Ground Water would still flow toward the house.

French Drain Placement and Design is all about knowing as much as you can about your Problem Drainage Area.

Sometimes there are Several Problem Areas.

Try to determine which one is the worst and label it the Primary Drainage Area.

The other Areas would be Secondary to varying degrees.

Sometimes it is hard to tell where the Problem Area is.

We had to cut the sidewalk on the side of the house. Next, digging 3 feet deep was necessary to find the Problem.

Sub-Surface Ground Water was moving under the house on the Southwest Corner. It flowed all the way under the house in a steady stream and came up in the kitchen on the Northeast corner.

It took several days for my company, Oklahoma Drainage, to determine the entirety of the Drainage Problem Area.

In most cases it is not nearly this hard to determine the Water Problem Area.

Patience and focus are key. Don’t be in too much of a hurry to start digging.

Complex Drainage System or a Simple Drainage System

Complex Drainage System

A Complex Drainage System has two or more “Intakes.”

An intake is a Drain of some kind where water is taken into a Drainpipe.

A Surface Drain connected to a French Drain with Gutter Downspouts connected as well is a Complex Drainage System.

Above is a picture of a French Drain connected to a Channel Drain which connects to a transition pipe. The Transition Pipe takes the water downhill to the exit.

Simply Put, a Complex Drainage System has several water sources that comes from different kinds or drains or gutter connections.

Installing Surface Drains

The Complex Drainage System shown above has three Surface Drains connected to one Transition Pipe. It can be one type of drain or several.

Many times, a gutter downspout is connected to a Complex Drainage system too.

If you connect too many Drains (Intakes) to a Transition Pipe it will become overwhelmed. A hard rain will cause water to back up and can even cause Vapor Lock which will slow down the water even more. You will definitely experience poor performance.

A Good General Rule.

Most Transition Pipes are 4 inch in diameter. Don’t connect more than 3 Intakes (Drains or Gutter Downspouts) to a 4-inch pipe. If more than 3 intakes need to be connected to the transition pipe, then add a second 4-inch Transition Pipe or use a 6-inch Transition Pipe instead of two 4-inch pipes.

The Picture above shows two 6-inch pipes and Three 4-inch pipes. They are all Transition Pipes taking a lot of water to the exit.

Transition Pipes can be ADS which are Black and Flexible or PVC which are white or green and are very rigid.

ADS Transition Pipe is much easier to work with.

French Drain Intake, as part of a Simple Drainage System

A French Drain is the part of a Drainage System that is called the “Intake.” The French Drain takes in water and puts it into the Drainage System. Thus, it is called the Intake.

Surface water or Ground water is taken into the holes or slots of the perforated French Drainpipe. It Flows downhill through the French Drainpipe until it leaves the intake area. At this point the Perforated French Drainpipe changes to solid drainpipe with no holes and continues to flow downhill.

The White Material is the Trench Liner. The black material is the Pipe Filter.

Now in the picture above we see a completed French Drain. Water would run down the hill from the Right to Left in the Picture. Water would stand on the driveway and in the grass to the right. You can see the stain on the concrete where water would stand for long periods of time.

Now, the water flows toward the driveway but is intercepted by the gravel. The water goes straight down into the crushed Limestone and enters the French Drainpipe that is below the gravel in the Drainage Trench. Once it enters the Perforated French Drainpipe it flows downhill toward the Black Fence in the top of the Picture.

At the Black Fence where the Gravel Ends the water transitions from the Perforated French Drainpipe into the Solid Transition Pipe and continues running toward the top of the picture past the Black Fence.

Once the water is in the Transition Drainpipe it flows downhill to the exit.

What was described above is a Simple Drainage System with A French Drain as the intake.

French Drain Trench Liner, Pipe Filter

French Drain Trench Liner – Pipe Filter

A Trench Liner is a semi-permeable fabric that lets water pass through it into the French Drain.

It is placed in the empty French Drain Trench before the French Drainpipe or Gravel are installed.

The Trench Liner’s purpose is to Maintain the integrity and functionality of the French Drain without allowing Debris to enter or clog the Perforated Pipe.

Debris typically is Mulch or Grass Clippings. It can even be sand or dirt.

Installing a Trench Liner is the Key to ensuring that the French Drain will work correctly for a long time. I have installed French Drains in 1993 that still work.

The white fabric in the picture above is the Trench Liner. The black fabric around the pipe is the Pipe Filter. They work together to make the French Drain last.

Many “Weekend Warriors,” or Landscape Companies that don’t specialize in French Drain Installation, skip installing Trench Liner and Pipe Filter. It may save a small amount of time or money.

Big mistake!

In a short amount of time the French Drain will clog up and quit working.

A French Drain is one part of a Drainage System.

Drainage Systems have three parts, an “INTAKE,’ A “TRANSITION,” and an “EXIT.”

A French Drain takes water in through a perforated pipe. This is the, “Intake,” portion mentioned above. The French Drain is how the water gets into the Drainage System.

The Perforated Pipe is placed at the bottom of the Drainage Trench.

The Drainage

part of our company name means that we solve water problems for people in Oklahoma. Heavy rain is becoming more common. Back in 1993 when I first started, a hard rain was considered to be about an Inch per/hour. It was fairly rare but not too uncommon. Today things are different. A weather report of rain fall at or above 4 inches per/hour was not uncommon in 2019. Excess water causes all types of damage to property both residential and commercial.

Our Drainage Systems drain water away from places you don’t want it to be. You might have water standing along the foundation of your house, or inside your basement. You might have water on your driveway or flowerbed too.

Designing a French Drain or a Drainage System

When I talk to a potential customer while doing a Drainage System estimate, I take a lot of things into consideration. First I have the Customer show me where water is standing or where it is going that it shouldn’t. This is part of defining the specific problem area. Sometimes the Water Problem Area is larger and more involved than the customer realizes. Once the Water Problem Area is clearly defined, the next step is to determine how the water is getting to the problem area. Many times there is more than one Water Source to the Water Problem area.

A big mistake

in Drainage System Design is to stop once the most obvious Water Source is found. A Drainage System Designer must be a detective to some degree. For Example: Water running down the hill and onto the back patio might be the most obvious water source. Sub-surface water or a neighbor’s new gutter downspout could also be contributing. Most of the time water gets into the problem area from more than one source.

Next you must decide where to take the water. This is determining an Exit Point for the Drainage System. If possible, you want your exit point to be down hill from the problem area. If it is up hill in all directions from the problem area, then the only solution is a Sump Pump.

Once an exit Point is determined, you must ask yourself if there is any way to install two exit points. Usually this can only work when an exit point can work on both ends of a Drainage System. The benefit of two Exit Points in a Drainage System is it greatly increases the water capacity for the Drainage System. It can move much more water faster during a heavy rain than a system with just one Exit Point. Most Drainage Systems can only utilize one Exit Point. In 21 years of Drainage System Installation, I would say 10% of our Drainage Systems have two Exit Points.

Leaking Pipes

Sprinkler pipes may leak for many reasons. Pipes that are too shallow can freeze and break during the cold of winter. Repair of PVC Sprinkler pipe in cold temperatures can be difficult. Frozen Ground is difficult to dig up to get to the damaged pipe. PVC Glue and Primer don’t bond very well in temperatures that are low. Even using “Hot Glue,” which is designed to be used in cold temperatures doesn’t always produce the best results.

I use a Heat Gun to warm the new PVC Pipe Fitting so the Hot Glue will bond correctly. This stops the leak and ensures that the Sprinkler Pipe Repair Will Last.

can be very difficult. It takes a person who is willing to get wet when the temperature is below 32 degrees.

Digging in Frozen Ground isn’t easy either.

Leaking Sprinkler Pipe Repair

One Common problem

is that they continue to run and won’t shut off. In most cases this is a problem with a sprinkler valve that has “Stuck” in the on position.

This can be temporarily solved by shutting of the Emergency Shutoff Valve. The problem is that some sprinkler systems don’t have one to turn off or if they do the homeowner doesn’t know where it is.

It may be on the back-flow valve which may be located on the side of the house under a big plastic fake rock.

Many sprinkler systems in Oklahoma have them. (50 % ?) Under the plastic rock is a back-flow valve with two shut off handles. Usually, they have blue or green or tan handles. Turn one of the handles and it should shut off the water to your sprinkler system.

Other times the Emergency Shutoff Valve is in a box in the ground out by the curb near your water meter. The valve box will have a green lid. Sometimes they are difficult to open. Many times, I had to pry them open with a flat head screwdriver.

Inside the valve box is a plastic handle that can turn off the water to the sprinkler system. It can be blue or red or grey in color.

Many times, the valve box will be full of dirt, and you can’t turn or even see the handle until some of the dirt has been dug out by hand.

Water might be shooting up in the air somewhere on your property. This can be caused by a broken sprinkler pipe or sprinkler valve.

Oklahoma Drainage and Sprinkler Repair had a call from a Norman Resident. She had a trash truck back up into her yard. Unfortunately, it was right on top of a rotor sprinkler head. The Sprinkler Head was crushed as well as the sprinkler pipe underneath. Water was pouring down the street when the sprinkler system ran.

While we were running the sprinkler system, we found that a sprinkler valve was sticking as well. The one of the sprinkler zones was not shutting off. So now we had two Sprinkler Repairs to perform.

Fixing the Broken Sprinkler Head and Replacing the broken sprinkler pipe underneath took a little while because the Sprinkler Pipe was up against the curb and the Sprinkler Pipe was hard to get to. But after getting a little muddy, the Sprinkler Pipe was fixed, and the Sprinkler Head was replaced.

The Sprinkler Valve

The Sprinkler Valve that was sticking was much easier to fix. The bleed screw on the top of the Sprinkler Valve was loose. It just needed to be tightened. It only took a few seconds, and we did not charge anything for the Sprinkler Repair on the Sprinkler Valve.

Sprinkler Repair is an ongoing issue for any sprinkler system. Folks in Central Oklahoma are turning on their Sprinkler Systems and discovering problems. We fixed several leaks in a Sprinkler System in Edmond. The sprinkler pipes were leaking in several places. Each leak had to be cut out and replaced. The Sprinkler System was fairly new. It was installed last summer by a Pool Company that also installs cheap sprinkler systems.

All the joints in the sprinkler pipes were glued together with clear PVC Cement. That part is OK, but they cut some corners and didn’t use PVC Primer with the glue. As a result, the joints didn’t bond very well and many of them blew apart this spring when the sprinkler systems was turned on. (Thus, all the leaks) I suspect we will have to go back several times to fix additional leaks. We can only warranty the PVC joints that we have replaced. Cheaper isn’t always better.

Today

Today we did a sprinkler repair in Norman. The sprinkler system needed a checkup. We went through each sprinkler zone and identified several different problems. Zone 2 had a cracked sprinkler pipe in a flower bed. Next, Zone 4 had a broken sprinkler rotor on the edge of the driveway that had been driven over and broken. Plus, Zone 6 and 7 each had a couple of pop-up spray heads that were worn out and would not pop-up. The diagnosis and the repair took less than two hours. Now their sprinkler system is running great!

Recently we fixed a sprinkler system that was poorly installed.

Lots of things can be done to make sure your Sprinkler System is ready to go. All the Sprinkler Zones should be checked one by one. The sprinkler heads and valves need to be checked to see if anything needs to be adjusted or replaced.

First Step

First, we dug up a good working area surrounding the broken Sprinkler Valves. Next, we cut out the broken valves and crushed PVC pipes. Finally, PVC pipe was cut and glued with new Sprinkler Valves following the original design and configuration. In this case the three original sprinkler valves were connected to each other inside one Valve Box.

We aren’t done yet though; two sprinkler wires must be connected to each Valve. One sprinkler wire is the “Common Ground.” The other wire is the power wire. All the sprinkler wiring is connected with water-proof wire connections.

Today we did a sprinkler repair in Norman. The sprinkler system needed a checkup.

We went through each sprinkler zone and identified several different problems.

Zone 2 had a cracked sprinkler pipe in a flower bed.

A broken Rotor Sprinkler head was found immediately.

Next, zone five look good with no problems.

Zone 6 and 7 each had a couple of pop-up spray heads that were worn out and would not pop-up. The diagnosis and the repair took less than two hours. Now their sprinkler system is running great!

Now is a good time to have a Sprinkler System Checkup provided by Oklahoma Drainage.
