Water in Floor Vents and Duct Work.

Our customer had water in his floor vents.

Recently we installed a 4-inch French Drain with Trench Liner and Pipe Filter In West Norman on Harrogate  Street.  Our customer had a heavy water build up area on the side of her house.  Water would pool up during a rain and sink down into her flower bed.  Once the slab and foundation of the house got very wet, the water would seep into the floor ducts for their Central Heat and Air unit.  This is bad for several reasons.

A wet foundation causes deterioration of the cement.  Cracks can occur leading to all sorts of other problems.

Water In your floor vents promotes mold and all the problems that come with that as well.

Oklahoma Drainage Installed 4 Inch French Drain with trench liner and pipe filter about one foot away from the wall where all the water was standing and penetrating the Duct Work.   The French Drain ran parallel to the house for 60 Feet.  At that point the French Drain transitioned to 4 Inch solid ADS Drain Pipe and continued South an additional 80 feet to a Curb Outlet installed at the street.

We cut the curb and installed a Curb Outlet With Acrylic Concrete to make it look nice and last without chipping.

Along the course of the French Drain, we also connected 2 Gutter Down Spouts Directly into the French Drain..

This provides more efficient movement of the storm water to the exit, but also creates suction in the French Drain behind it.

This is called the “Bernoulli Effect.” If you remember your High School Science Class.

 

Oklahoma Drainage has used these simple concepts many times to provide a solution to the above problem.

Water still had to be vacuumed out of the Duct Work.  But Future water was and is kept out of the Duct Work and Floor Vents.  Also the Foundation Stays Dry.  No mold or foundation Break Down.

A French Drain will Drain away water that gets to the Drainage Problem Area in 3 ways.

1.  Water gets to the problem area by falling from the sky.

2.  Water gets to the problem area by flowing downhill over the ground.

3.  Water gets to the problem area by flowing underground. (Sub-Surface water flow)

Number 3, Sub-Surface water flow is the big consideration.  When doing a Drainage Diagnostic, this is the area that is many times missed or not considered by less experienced companies.  People Don’t always think about water flowing underground. They only consider what they see.  This is a big mistake when considering how to best address a Water Problem.

Oklahoma Drainage relies on 30 years of experience.  Many Times, it is cheaper and more effective to install a French Drain over a Surface Drain.  A Surface Drain can’t move as much water as a French Drain, and a Surface Drain can’t Drain away Sub-Surface waterSurface Drains should be installed in areas where the Drainage Problem area is smaller and is not affected by sub-surface water.

The drawback to a French Drain, is that it is not a pretty aFrench Drains do a great job running along foundations and driveways.  A French Drain will keep water away from cement and prevent damage to concrete if water should freeze up against it.  A French Drain can keep your foundation Dry.

use the phrase, “French Drain,” when they mean “Surface Drain” or “Channel Drain.”

Installing French Drain

A basic French Drain consists of a Perforated Drain Pipe in the bottom of a trench. The French Drain Trench runs through a Problem Drainage Area that needs to be drained.   The French Drain Pipe is perforated (Full of Small Holes) and has Neo-Prene Soc around the pipe.  This soc helps prevent debris from clogging the French Drain Pipe.

The dirt that was taken out to make the trench is hauled away. It is replaced by some type of small stone or gravel depending on what is desired or available. I prefer crushed 1 inch limestone. It is the most economical option in my area. Pea Gravel or some other type of small stone can work just as well. The limestone or gravel is placed in the trench on top of the perforated Drain Pipe and filled all the way to the surface (ground level).

Sandy Soil

In some cases where the French Drain needs to be deep or is being placed in sandy soil, a special trench liner must be placed in the trench before the perforated Drain Pipe or the Gravel are installed. This helps maintain the integrity of the trench over time. It also increases the cost of the French Drain and the amount of time to install it. I install a trench liner in a French Drain about 20% of the time. Most of the time a liner in not needed.

Drainage Systems can be made up of one drain or a combination of many drains.  Drainage  problems can be very complex.   Complex Drainage Problems may require a combination of several different types of drains all inter-connected and working together.  Other times the drainage problem may be simple and straight-forward requiring only one drain or several of the same type of drain connected together.

An example of a complex drainage system would be:  A French Drain in the back yard connected to a Surface Drain near a flower bed connected to several gutter downspouts, which are connected to a Channel Drain going across a driveway, which is connected to additional Surface Drain in the front yard, which runs to a Curb Fitting that lets all the water drain out on to the street.

A simple Drainage System 

might consist of a Surface Drain that is connected to a second Surface Drain which runs to a Pop-up Emitter which lets water drain over the curb and into the street.

An “Exit Point” is the term used for where all the water leaves the Drainage System.  Determining the Exit Point is very critical.  It is one of the first things we do when diagnosing a Drainage Problem.

Drainage Systems can:

1.  Keep water away from foundations — A French Drain is best because it can move Surface Water and Sub-Surface Water (water moving under ground) away from the foundation.  Many times less experienced companies install Surface Drains to keep water away from foundations.  This can be a big mistake.  A Surface Drain can’t move or drain Sub-Surface Water.

Also A Surface Drain often can’t move enough water fast enough and easily becomes overwhelmed during a heavy rain.  A Surface Drain also can’t cover or protect a broad enough area. Surface Drains should be designed in a Drainage System to be located in smaller Drainage Areas moving moderate amounts of water.  Surface Drains look better than French Drains.  If ,”appearance” is more important than Drainage Capacity, Go with the Surface Drain.  Just know what you are getting into and what your expectations should be. One side of a foundation alone,  can be over 100 feet.  A 4 inch or 6 inch French Drain is best when protecting a large area such as a foundation.

Surface Drains in Small Areas

2.  Keep water away from small or enclosed areas.  This might be a low area just through a gate on the side of a house, or the low area between a flowerbed and the wall of a house, or standing water on or near a sidewalk or driveway.  These types of Drainage Problems are best served with Surface Drains.  A Surface Drain can move water away from a low area that is relatively small.  This can occur in yards, flowerbeds, sidewalks and driveways.  A Surface Drain is designed to move Surface Water away from a problem area to a predetermined exit point.  Surface Drains are available in many sizes.  How quickly they remove standing water is usually determined by the size of the Drain Pipe that is connected to the Drain.

Simply put, a Drainage System is one or a group of underground Drain Pipes that take water away from a place that has water standing on it or flowing across it.  The water that is in the problem area, can be causing damage or may be inconvenient or both.  (Usually Both)  A simple Drainage System is a Drain for the water to enter, a Drain Pipe to move the water away from the Drain, and an Exit Point for the water to be released out of the Drainpipe.

Drainage System Considerations

Drainage Systems quickly can become more complicated.  Considerations must include:

How does the water get to the problem area?  There may be one or many sources.

Water Sources:

1.  It falls from the sky directly

2.  It flows downhill over the surface (surface water)

3.  It flows underground under the surface (sub-surface water)

4.  It flows from the edge of a roof (There may be many roofs near the problem area, neighbors etc.)

5.  It flows from a gutter downspout

6.  It flows over the edge of a gutter because the gutter is too small is is clogged

7.  It flows up from the ground (seeps and springs are common in Oklahoma)

8.  It flows from a sprinkler system use (yours or your neighbors)

9.  It flows from a leaking pipe (water mains, water meters, water lines, sprinkler pipes, sprinkler valves)

There are other reasons for Drainage Problems, the above reasons are just the most common.

How Much Water?

Once the number of water sources is determined, a rough estimate of the amount of water that needs to be drained away on average must be estimated.  This can be simplified down to “SMALL, MEDIUM, OR LARGE AMOUNTS OF WATER TO BE DRAINED AWAY.  You don’t have to be an engineer trying to calculate fluid dynamics.  Experience at diagnosing drainage problems helps however.  How much water needs to be moved will help determine the type and size of the Surface Drain or French Drain that needs to be installed.  It also helps to determine the size of Drain Pipe required for the Drainage System.  A good rule to follow is, “If in doubt, install a larger Drain and Drain Pipe.”  Unused Drainage Capacity is better than property damage caused by a Drain that is overwhelmed by too much water.

6 inch, 9 inch, and 12 inch Surface Drains

3 inch, 4 inch, and 6 inch Drainpipes

3 inch, 4 inch, and 6 inch French Drains

What Size Drainpipe Do You Need.

Once the type and number of drains is determined and what size Drain Pipe will connect them, an exit point must be selected.  (Where is the Drainage System going to take the water to and release it?)

The Drainage Curb Fitting is installed when the desired exit point for the French Drain will release the Drainage Water into the Street.   The Drainage Curb Fitting is rectangular in shape and made to be installed through the curb.  A small section of Curb is cut out with a concrete saw.  The Section is a few inches wider than the Drainage Curb Fitting.  We then install new concrete around the curb fitting.  Once the concrete has dried, the Drain Pipe coming from a French Drain or Surface Drain is connected to the Drainage Curb fitting and then covered with dirt.

The Pop-Up Emitter

The Drainage Pop-Up Emitter is connected to the end of a Drain Pipe.  It is downhill from a French Drain or a Surface Drain. A Pop-Up Emitter is a small release basin with a green pop-up lid.  It pops up about an inch when releasing water.    Next, the Storm Water moves through the Drainage System and out of the Pop-Up Emitter, the green lid closes back to its original closed position.  The emitter is designed to release water out into a yard or down a hill or other desirable Drainage Exit Point where there is no curb.

French Drain Installation in Edmond Oklahoma is a Primary focus for Oklahoma Drainage. We have serviced the Edmond Area since 1993.

 

We Install Drainage Systems to fit various needs for homeowners an businesses.  A Drainage System, can utilize French Drains, Surface Drains, Channel Drains or Sump Pumps as the intake part to the Drainage System.  The Drain or Sump Pump brings water into the Drain Pipe.  The Drain pipe takes the water to the ” Exit.”  Which is Either a “Curb Outlet” or a “ Pop Up Emitter.”

The Three parts of A Drainage System are:   THE INTAKE ( French Drain or Surface Drain ) etc.  The TRANSITION ( The Drain Pipe ) which can be many sizes or type. The EXIT ( A Curb Outlet or Pop Up Emitter )

Differences Between French and Surface Drains.

A French Drain is completely different from a Surface Drain.  A basic French Drain consists of a Perforated Drain Pipe in the bottom of a trench.  The Drain Pipe should have a neoprene sock around the Perforated Drain Pipe.   This is to ensure that the Drain Pipe does not become clogged.

Lets Talk About French Drains!

A French Drain is designed to handle a large volume of water and cover a large area. The Drain is anyplace the trench goes. It has many applications and can be used in many situations.  It can be installed by itself or incorporated into a Drainage System with Surface Drains or Gutter Down-Spouts connected to it.
The main downfall of a French Drain is, that they, for the most part aren’t very pretty.  They don’t look very nice in a yard once they are completed.

Depending on the area the French Drain is installed and the type of grass around the French Drain, will dictate whether grass grows over the lime stone.  Grass can grow up and through the gravel in the French Drain over time eventually covering the gravel.  This is Ok.  It won’t have a measurable effect on the performance of the drain.

Don’t Put Dirt on a French Drain!

DON’T COVER THE GRAVEL IN THE FRENCH DRAIN WITH DIRT.  THE FRENCH DRAIN WON’T WORK IF THE TRENCH IS CLOGGED WITH DIRT.  DON’T EVEN INSTALL IT IF YOU ARE GOING TO COVER IT UP WITH DIRT.  PUTTING DIRT OVER A FRENCH DRAIN IS LIKE PUTTING A CORK BACK IN A BOTTLE.

Solving Water Problems

The Drainage part of our company name means that we solve water problems for people in Oklahoma.  Heavy rain is becoming more common.  Back in 1993 when I first started, a hard rain was considered to be about an Inch per/hour.  It was fairly rare but not too uncommon.  Today things are different.  A weather report of rain fall at or above 4 inches per/hour was not uncommon in 2019.  Excess water causes all types of damage to property both residential and commercial.

Our Drainage Systems drain water away from places you don’t want it to be.  You might have water standing along the foundation of your house, or inside your basement.  You might have water on your driveway or flowerbed too.

Designing a French Drain or a Drainage System

When I talk to a potential customer while doing a Drainage System estimate, I take a lot of things into consideration.  First, I have the Customer show me where water is standing or where it is going that it shouldn’t.  This is part of defining the specific problem area.

Sometimes the Water Problem Area is larger and more involved than the customer realizes.  Once the Water Problem Area is clearly defined,  the next step is to determine how the water is getting to the problem area.  Many times there is more than one Water Source to the Water Problem area.

A Big Mistake

A big mistake in Drainage System Design is to stop once the most obvious  Water Source is found.  A Drainage System Designer must be a detective to some degree.  For Example:  Water running down the hill and onto the back patio might be the most obvious water source.  Sub-surface water or a neighbor’s new gutter downspout could also be contributing.  Most of the time water gets into the problem area from more than one source.

Next you must decide where to take the water.  This is determining an Exit Point for the Drainage System.  If possible you want your exit point to be down hill from the problem area.  If it is up hill in all directions from the problem area, then the only solution is a Sump Pump.

Determine an Exit Point

Once an exit Point is determined, you must ask yourself if there is any way to install two exit points.  Usually this can only work when an exit point can work on both ends of a Drainage System.  The benefit of two Exit Points in a Drainage System is it greatly increases the water capacity for the Drainage System.  It can move much more water faster during a heavy rain than a system with just one Exit Point.  Most Drainage Systems can only utilize one Exit Point.  In 21 years of Drainage System Installation,  I would say 10% of our Drainage Systems have two Exit Points.

Next we have to decide what type of drain to install in the problem area.  If it is a small area with one water source, Usually a Surface Drain is best.  If the water problem area is large with one or several water sources, a French Drain is usually installed.

Larger Drain Pipe

If you have several problem drainage areas you must use larger Drain Pipe if you want to connect them together  to one exit point.  Large French Drains should have their own exit point without attaching other Surface Drains or Gutters to them.  It is very common to connect too many drains or gutters into a Drainage System.

A hard rain can overwhelm the Drainage Systems Water Flow Capacity.  When that happens, water backs up and the problem area floods.

A Surface Drain has a grate that sits on top of a basin.  The basin is underground.  A Drainpipe is connected underground to an outlet on the Drain Basin. Storm-Water Drains through the grate into the Drain Basin.  Once in the Drain Basin, water travels out of the basin through a Drain Pipe.  The Stormwater continues downhill in an underground Drain Pipe to an exit point.

THIS IS NOT A FRENCH DRAIN!

A Surface Drain may come in many different shapes or sizes.  The Drain Grate may be round or square.  Here is a picture of a common Surface Drain.

A Channel Drain is a type of Surface Drain and many times is installed in concrete across sidewalks or driveways.

Sprinkler System Wiring Problems.  Lots of things can break, leak, or stop working with any sprinkler system.

Sprinkler Systems have underground wiring that runs from the Sprinkler Controller to the valves.  Usually, the Controller ins in the Garage or on an outside wall of the house.

A Ground wire and a power wire run from the controller to each Sprinkler Valve.  Each Sprinkler Valve is buried somewhere in the yard.  These wires run underground.

Many times, it is necessary to dig in your yard.

Sprinkler Wires get cut all the time from someone digging in the yard.

If the power wire gets cut the valve quits working.  If the ground wire gets cut all the valves quit working.

One wire may be cut, or several wires may be cut.  Sometimes all the Sprinkler Wires get cut.

Finding and Fixing Broken or Cut Sprinkler Wire takes a lot of talent and experience.  Once fixed the wire should be tested with a Voltmeter.

Recently we fixed a broken Sprinkler Pipe under a driveway in Norman.  It was leaking out onto the street every time the sprinkler system ran.   The pipe had to be removed and a new PVC pipe put in its place.

It was located on the west side of Norman in Brookhaven.

Start Time Programming

“Start Time” programing many times is confusing for homeowners.  The definition of a Start Time is a time that is chosen for the sprinkler system to start watering.  It causes zone 1 to start running.  When zone 1 is finished it automatically stops and zone 2 begins.  When Zone 2 is complete it stops and zone 3 begins.  Simple enough Right!  This continues until the last zone programed available runs.

The confusion begins when people think that a time needs to be set to start zone 2 and 3 and so on.  This is not the case.  They follow zone 1 which has the only Start Time programmed into the controller.

Be Careful with Multiple Start Times, just use One at first.

Sprinkler Controllers have a feature providing multiple start times, up to 4 Start Times are usually available.  These additional start times are only used when a person wants to run the entire system more than once in a 24-hour period.

For Example, the first Start Time is set at 9Am.  Zone 1 begins to run at 9am.  When Zone 1 is done, say 10 minutes later, Zone 2 begins and runs for 10 minutes, then zone 3 follows and so on.  By 10 am let’s say all the zones have run.  Let’s say 8 hours later you have a second start time at 6 Pm.  Zone 1 comes on and runs and by 7pm all the zones have run again.  So, the controller has 2 start times which have caused the Sprinkler System to run start to finish twice in a 24-hour period.

Here is the big problem!  Some Homeowners believe the second start time is to start zone 2 running.  They also think that the 3rd start time is to start zone 3 and the 4-start time is to run zone 4.  No!!

So, this is how they program the controller.  At 9am they have a start time and zone 1 starts.  The homeowner programs a second start time at 9:10 am to mistakenly start zone 2.  Nope!  It starts zone 1 all over again.  At 9:2o they have a 3rd start time for zone 3.  Nope!  It starts zone 1 for a third time.  Now the controller is stuck in a loop and zone 1 runs constantly and won’t shut off.

If Sprinkler Controller Programming is confusing?  Make sure you only have One Start Time!

“Run Time,” is completed Next.  It determines how long each zone runs.  Zone One 10 Minutes,   Zone Two, 15 Minutes, Zone Three 8 Minutes.  You can set how long you want each zone to run.

We started with the Valves

The Sprinkler Valves were located in the back yard near the pool.  Six valves were located in one place.  They were very tightly connected in one Manifold.  None of the Sprinkler Valves had worked in a long time.  They were Toro Valves that were over 20 years old.  They all had to be replaced.

Surprisingly there was no shut-off valve for the Sprinkler Water.  The water had to be shut off at the Meter so we could install a Manual Shut off valve.  Once installed, the water was turned back on that ran to the house.   The water that ran to the Sprinkler System was shut off with our New Shut Off Valve.

The Sprinkler Valves Were Removed

Now, the 6 valves had to replaced.  The valves that were used were made by Rain Bird.  Before we began, I had to talk to the Customer.  The previous valve design was a bad idea to repeat.

The original Sprinkler Valves were crammed into one large valve box in one very tight manifold.  This is bad because the valves were too close to the fittings.  Simply put, if one valve had to be replaced or worked on in the future, all 6 valves had to be taken out and replaced.   If one valve was bad and 5 worked fine, they all still had to be replaced.

That’s Stupid!

I recommended that an additional Valve Box be installed putting 3 valves in each Valve Box.  This would allow plenty of space between the valve fittings.  If one Sprinkler Valve had to be adjusted or replaced in the future, the other 5 valves need not be disturbed.  Simple Enough!

Check For Leaks

Once the valves were replaced and working, it was time to turn on each Sprinkler Zone, one at a time.  Water was shooting up from the ground in several places in zone 1.  Two broken Sprinkler Pipes and 5 bad Sprinkler Heads in zone 1 had to be fixed and replaced.  We went through each of the 6 zones in similar fashion fixing lots of leaks and replacing bad sprinkler heads.

The Sprinkler Repair Cost About Half of the Cost of Completely New System.

Pop-Up Sprinkler Heads can be adjusted several ways.  How far water goes to the left or right can be increased or decreased.  The distance the water goes can also be increased or decreased.  Finally, how high a sprinkler head pops up can be increased or decreased by installing a taller or shorter head.

Sometimes sprinkler heads spray a reduced distance and don’t perform very well due to water scale.  Minerals in the water can completely clog a Pop-Up.  Usually, the sprinkler nozzle on top of the sprinkler head, need only be replaced without replacing the entire head.

Rotor Sprinkler Heads also can be adjusted to the left or right.  Spray Distance can be increased or decreased as well.

Needs Change

What’s going on in your yard can change.  This calls for Sprinkler Head Adjustment.  Adding or removing a swimming pool changes everything concerning sprinkler heads.  Any number of things can change the necessary sprinkler head coverage.

Sometimes things go wrong with sprinkler systems.

 

 

One Common problem is that they continue to run and won’t shut off.  In most cases this is a problem with a sprinkler valve that has “Stuck” in the on position.

This can be temporarily solved by shutting of the Emergency Shutoff Valve.  The problem is that some sprinkler systems don’t have one to turn off or if they do the homeowner doesn’t know where it is.

It may be on the back-flow valve which may be located on the side of the house under a big plastic fake rock.

Many sprinkler systems in Oklahoma have them. (50 % ?)  Under the plastic rock is a back-flow valve with two shut off handles.  Usually, they have blue or green or tan handles.  Turn one of the handles and it should shut off the water to your sprinkler system.

Other times the Emergency Shutoff Valve is in a box in the ground out by the curb near your water meter.  The valve box will have a green lid.  Sometimes they are difficult to open.  Many times, I had to pry them open with a flat head screwdriver.

A French Drain has a perforated pipe with thousands of little holes in it.  It lies in the bottom of a trench that is dug across a low area where water stands or travels across.  The dirt that was dug to make the trench is hauled away.  A trench liner is installed in the empty trench.  Next, the perforated pipe with a filter around it is put in the bottom of the trench.  Next the trench is filled with gravel witch is poured on top of the pipe, filling the trench to the surface.  This is the completed Induction Area of the French Drain.

It is not the entire French Drain, Only part of it.  There are two other parts.  The TRANSITION Stage and the EXIT.  I will talk about these stages next two blogs.

This week Oklahoma Drainage and Sprinkler Repair overhauled a flowerbed Sprinkler Zone in a Sprinkler System in East Norman.

The homeowner had an existing Sprinkler System that was in good shape for the most part but had problems with the flowerbed Sprinkler Zone.

It had a Drip Sprinkler Zone installed.  The Drip Sprinkler System was installed correctly but was not practical for the flower bed.

The flowerbed was very sandy and could not retain water very well even with good mulch.  Plus, the surrounding brick walls increased the amount of heat the plants had to endure in the summer.  The Drip Sprinkler Zone could not provide enough water fast enough for the plants.

Sprinkler Repair

is a central focus for Oklahoma Drainage and Sprinkler Repair.  Just like any car or home, a lawn sprinkler system must be updated and maintained.  Typically, people wait till spring to get the kinks worked out of their sprinkler system.

Sprinkler Repair is an ongoing issue for any sprinkler system.  Folks in Central Oklahoma are turning on their Sprinkler Systems and discovering problems.

We fixed several leaks in a Sprinkler System in Edmond.

The sprinkler pipes were leaking in several places.  Each leak had to be cut out and replaced.

The Sprinkler System was fairly new.  It was installed last summer by a Pool Company that also installs cheap sprinkler systems.

All the joints in the sprinkler pipes

were glued together with clear PVC Cement.  That part is OK, but they cut some corners and didn’t use PVC Primer with the glue.  As a result, the joints didn’t bond very well and many of them blew apart this spring when the sprinkler systems were turned on.  (Thus, all the leaks) I suspect we will have to go back several times to fix additional leaks.

We can only warranty the PVC joints that we have replaced.   Cheaper isn’t always better.

Today we did a sprinkler repair in Norman.  The sprinkler system needed a checkup.  We went through each sprinkler zone and identified several different problems.  Zone 2 had a cracked sprinkler pipe in a flower bed.

Next, Zone 4 had a broken sprinkler rotor on the edge of the driveway that had been driven over and broken.  Zone 6 and 7 each had a couple of pop-up spray heads that were worn out and would not pop-up.  The diagnosis and the repair took less than two hours.  Now their sprinkler system is running great!

Don’t Wait!

“Run Time,” is completed Next.  It determines how long each zone runs.  Zone One 10 Minutes,   Zone Two, 15 Minutes, Zone Three 8 Minutes.  You can set how long you want each zone to run.

We started with the Valves

The Sprinkler Valves were located in the back yard near the pool.  Six valves were located in one place.  They were very tightly connected in one Manifold.  None of the Sprinkler Valves had worked in a long time.  They were Toro Valves that were over 20 years old.  They all had to be replaced.

Surprisingly there was no shut-off valve for the Sprinkler Water.  The water had to be shut off at the Meter so we could install a Manual Shut off valve.  Once installed, the water was turned back on that ran to the house.   The water that ran to the Sprinkler System was shut off with our New Shut Off Valve.

The Sprinkler Valves Were Removed

Now, the 6 valves had to replaced.  The valves that were used were made by Rain Bird.  Before we began, I had to talk to the Customer.  The previous valve design was a bad idea to repeat.

The original Sprinkler Valves were crammed into one large valve box in one very tight manifold.  This is bad because the valves were too close to the fittings.  Simply put, if one valve had to be replaced or worked on in the future, all 6 valves had to be taken out and replaced.   If one valve was bad and 5 worked fine, they all still had to be replaced.

That’s Stupid!

I recommended that an additional Valve Box be installed putting 3 valves in each Valve Box.  This would allow plenty of space between the valve fittings.  If one Sprinkler Valve had to be adjusted or replaced in the future, the other 5 valves need not be disturbed.  Simple Enough!

Check For Leaks

Once the valves were replaced and working, it was time to turn on each Sprinkler Zone, one at a time.  Water was shooting up from the ground in several places in zone 1.  Two broken Sprinkler Pipes and 5 bad Sprinkler Heads in zone 1 had to be fixed and replaced.  We went through each of the 6 zones in similar fashion fixing lots of leaks and replacing bad sprinkler heads.

The Sprinkler Repair Cost About Half of the Cost of Completely New System.

Many times, Sprinkler heads get, “Out of Wack.”  Lawn mowers and weed eaters are notorious for this.  Sprinkler heads start spraying water in the wrong place.  It is frustrating to water concrete while plants and grass go without moisture.

Pop-Up Sprinkler Heads can be adjusted several ways.  How far water goes to the left or right can be increased or decreased.  The distance the water goes can also be increased or decreased.  Finally, how high a sprinkler head pops up can be increased or decreased by installing a taller or shorter head.

Sometimes sprinkler heads spray a reduced distance and don’t perform very well due to water scale.  Minerals in the water can completely clog a Pop-Up.  Usually, the sprinkler nozzle on top of the sprinkler head, need only be replaced without replacing the entire head.

Rotor Sprinkler Heads also can be adjusted to the left or right.  Spray Distance can be increased or decreased as well.

Needs Change

What’s going on in your yard can change.  This calls for Sprinkler Head Adjustment.  Adding or removing a swimming pool changes everything concerning sprinkler heads.  Any number of things can change the necessary sprinkler head coverage.

One Common problem is that they continue to run and won’t shut off.  In most cases this is a problem with a sprinkler valve that has “Stuck” in the on position.

This can be temporarily solved by shutting of the Emergency Shutoff Valve.  The problem is that some sprinkler systems don’t have one to turn off or if they do the homeowner doesn’t know where it is.

It may be on the back-flow valve which may be located on the side of the house under a big plastic fake rock.

Many sprinkler systems in Oklahoma have them. (50 % ?)  Under the plastic rock is a back-flow valve with two shut off handles.  Usually, they have blue or green or tan handles.  Turn one of the handles and it should shut off the water to your sprinkler system.

Other times the Emergency Shutoff Valve is in a box in the ground out by the curb near your water meter.  The valve box will have a green lid.  Sometimes they are difficult to open.  Many times, I had to pry them open with a flat head screwdriver.

Start Time Programming

“Start Time” programing many times is confusing for homeowners.  The definition of a Start Time is a time that is chosen for the sprinkler system to start watering.  It causes zone 1 to start running.  When zone 1 is finished it automatically stops and zone 2 begins.  When Zone 2 is complete it stops and zone 3 begins.  Simple enough Right!  This continues until the last zone programed available runs.

The confusion begins when people think that a time needs to be set to start zone 2 and 3 and so on.  This is not the case.  They follow zone 1 which has the only Start Time programmed into the controller.

Be Careful with Multiple Start Times, just use One at first.

Sprinkler Controllers have a feature providing multiple start times, up to 4 Start Times are usually available.  These additional start times are only used when a person wants to run the entire system more than once in a 24-hour period.

For Example, the first Start Time is set at 9Am.  Zone 1 begins to run at 9am.  When Zone 1 is done, say 10 minutes later, Zone 2 begins and runs for 10 minutes, then zone 3 follows and so on.  By 10 am let’s say all the zones have run.  Let’s say 8 hours later you have a second start time at 6 Pm.  Zone 1 comes on and runs and by 7pm all the zones have run again.  So, the controller has 2 start times which have caused the Sprinkler System to run start to finish twice in a 24-hour period.

Here is the big problem!  Some Homeowners believe the second start time is to start zone 2 running.  They also think that the 3rd start time is to start zone 3 and the 4-start time is to run zone 4.  No!!

So, this is how they program the controller.  At 9am they have a start time and zone 1 starts.  The homeowner programs a second start time at 9:10 am to mistakenly start zone 2.  Nope!  It starts zone 1 all over again.  At 9:2o they have a 3rd start time for zone 3.  Nope!  It starts zone 1 for a third time.  Now the controller is stuck in a loop and zone 1 runs constantly and won’t shut off.

We Installed a Double Six-inch French Drain in Edmond this week.  A Double Six-Inch French Drain is two six inch French Drains laid side by side in one very wide and deep trench.  It is designed to move a huge amount of water away from a home.   Our customer had several different drainage problems in their back yard.  After a thunderstorm, water would run under their back fence and into their garage.  The back yard was on a steep hillside, and the water would run very fast down the hill and into the garage.

6-Inch French Drain

Oklahoma Drainage and Sprinkler Repair installed 2 large six-inch French Drains across the water’s path.  This allowed the water to be diverted into the French Drain which then ran through drainpipe to a curb outlet at the street.  Three Gutter Down Spouts were connected into the French Drain.  The French Drain created a protective barrier for the garage.  A 12 inch Surface Drain was also included in the Drainage System.  It was placed up against the driveway and connected with 4 inch Solid drain pipe to the 6 inch French Drain.  Water was completely rerouted away from the home.  A French Drain and Surface Drain combination in this case was the best solution to this particular drainage problem.

a 4-inch French Drain in East Norman this week.  The customer had water standing on the side of his house that was causing foundation damage.  He contracted a Structural Engineer to come out and look at the Drainage Problem and to give him some advice.

The Structural Engineer recommended a French Drain to protect and draw water away from the foundation.  He said that “he had recommended French Drain Installation to solve similar problems for homeowners many times in the past.  The Structural Engineer was confident that it would solve the Drainage Problem.

 

Next,

our customer went online and found us by searching under, “ Norman Oklahoma French Drain.”
The Gentleman gave us a call to set up an appointment.  We arrived on the agreed time and provided a (Free- No Obligation- Drainage Diagnostic and Quote) We came out and looked at his Drainage Problem and designed a Drainage System to solve his, Standing-Water Problem.”  We also recommended a surface drain in a corner where water was coming off a steep part of the roof and overwhelming the gutter.

The customer let us know that he was ready to move forward.  We scheduled the Drainage System Installation for the following week.

When the scheduled day arrived,

we installed the Drainage System.  The Drain was made up of a 6 inch French Drain running 30 feet along the East side of the house.  It curved around the corner of the house.  At that point a 12-inch Surface Drain was connected to the French Drain with 4 inch pipe.  The 6 inch French Drain at that point changed to 6-inch Solid Drainpipe and continued underground 65 feet to a pop-up emitter at the curb in the front yard near the street.

Edmond Oklahoma has been the location for many French Drain Installations for us in the past several years.  Recently we ripped out an old Surface Drain that was under a deck.  The Surface Drain was too small for the job and did not Protect the Foundation from Standing Water


 The First step

was to take out part of the deck along the wall.  Next, we took out the Surface Drain and the Three-Inch Pipe which was too small.  Digging a trench along the foundation came next.  We had to ensure the, “Fall” to make sure the water would run from left to right. 

 Next a French Drain Liner needed to be installed.  This was necessary to maintain the integrity of the trench and to keep the French Drainpipe from filling up with sand and getting clogged over the next few years.  Oklahoma Drainage then installed 4-inch ADS Perf/Soc French Drainpipe along the course of the French Drain.  Next, we connected the end of the French Drainpipe to Solid 4 Inch ADS Drainpipe to continue along the trench to the Pop-Up Emitter at the Exit Point.

We Install Drainage Systems to fit various needs for home owners an businesses.  A Drainage System, can utilize French Drains, Surface Drains, Channel Drains or Sump Pumps as the intake part to the Drainage System.  The Drain or Sump Pump brings water into the Drainpipe.  The Drainpipe takes the water to the ” Exit.”  Which is Either a “Curb Outlet” or a “ Pop Up Emitter.”

The Three parts of A Drainage System are:   THE INTAKE (French Drain or Surface Drain ) etc.  The TRANSITION ( The Drain Pipe ) which can be many sizes or type. The EXIT ( A Curb Outlet or Pop Up Emitter )

The Drainage part of our company name means that we solve water problems for people in Oklahoma.  Heavy rain is becoming more common.  Back in 1993 when I first started, a hard rain was considered to be about an Inch per/hour.  It was fairly rare but not too uncommon.  Today things are different.  A weather report of rain fall at or above 4 inches per/hour was not uncommon in 2019.  Excess water causes all types of damage to property both residential and commercial.

Our Drainage Systems drain water away from places you don’t want it to be.  You might have water standing along the foundation of your house, or inside your basement.  You might have water on your driveway or flowerbed too.

Designing a French Drain or a Drainage System

When I talk to a potential customer while doing a Drainage System estimate, I take a lot of things into consideration.  First I have the Customer show me where water is standing or where it is going that it shouldn’t.  This is part of defining the specific problem area.  Sometimes the Water Problem Area is larger and more involved than the customer realizes.  Once the Water Problem Area is clearly defined, the next step is to determine how the water is getting to the problem area.  Many times there is more than one Water Source to the Water Problem area.

A big mistake

in Drainage System Design is to stop once the most obvious  Water Source is found.  A Drainage System Designer must be a detective to some degree.  For Example:  Water running down the hill and onto the back patio might be the most obvious water source.  Sub-surface water or a neighbor’s new gutter downspout could also be contributing.  Most of the time water gets into the problem area from more than one source.

Next you must decide where to take the water.  This is determining an Exit Point for the Drainage System.  If possible you want your exit point to be down hill from the problem area.  If it is up hill in all directions from the problem area, then the only solution is a Sump Pump.

Once an exit Point is determined, you must ask yourself if there is any way to install two exit points.  Usually this can only work when an exit point can work on both ends of a Drainage System.  The benefit of two Exit Points in a Drainage System is it greatly increases the water capacity for the Drainage System.  It can move much more water faster during a heavy rain than a system with just one Exit Point.

Most Drainage Systems can only utilize one Exit Point.  In 33 years of Drainage System Installation, I would say 10% of our Drainage Systems have two Exit Points.

Next we have to decide what type of drain to install in the problem area.  If it is a small area with one water source, usually a Surface Drain is best.  If the water problem area is large with one or several water sources, a French Drain is usually installed.

If you have several problem drainage areas,

you must use larger Drainpipe if you want to connect them together to one exit point.  Large French Drains should have their own exit point without attaching other Surface Drains or Gutters to them.  It is very common to connect too many drains or gutters into a Drainage System.  A hard rain can overwhelm the Drainage Systems Water Flow Capacity.  When that happens, water backs up and the problem area floods.

I just shake my head when I see 3 French Drains and 5 gutters connected into one exit drain pipe. I see this type of design all the time.  Why spend money for a Drainage System that won’t work?  Lots of Cheap Builders and Fly-By-Night Drainage Companies cut corners on Drainage Systems and French Drains on new home construction.

For a French Drain or a Surface Drain or any type of Drainage System, If in doubt, use a larger Drainpipe.  Four Inch Drainpipe is the most common. Six-inch Drainpipe is always better.   If you are going to connect a French Drain and Surface Drain together, use 6-inch Drainpipe.

Recently we had a customer in Oklahoma City who wanted to move his Sprinkler Valves.  They were in a bad place in his flower bed.  He wanted to plant a tree where the valves were located.

We moved 4 Sprinkler Valves about feet out into the yard.  All the Sprinkler Pipes had to be redesigned and installed matching the new location and maintaining full functionality.

 

What Is a Sprinkler Valve?

Think of a Sprinkler Valve as an “Off or on” Switch.    The Sprinkler Controller   turns the valves on or off.

It Sends a signal through a wire which is underground to the sprinkler valve somewhere in your yard.

Once turned on, the valve lets water pass through a sprinkler pipe to a specific group of sprinkler heads called a Sprinkler Zone.  The controller allows water to reach the sprinkler heads for a certain amount of time running through the sprinkler valve.  Once the time is up, it shuts off the sprinkler valve and moves on to the next valve in sequence.

Think of it as walking into every room in your house one at a time.  As you enter you turn on the light.  As you leave you turn off the light and move to the next room. You are the controller.  The light switch represents the sprinkler valve.

The Sprinkler Valve in the picture above was taken out of the ground after the pipe froze and broke on the right side.  You can see the crack in the PVC pipe.  Of course, I had to clean all the mud off the valve before I took the picture.

What causes a Sprinkler Valve to stop working?

Like anything else, a sprinkler valve can wear out.   Sprinkler valves fail in closed position.  It won’t run continuously if it breaks.

Sprinkler Valves get stuck while running sometimes.   The water supply must be then turned off to stop the Sprinkler from running.

Sprinkler Valves can freeze and break in the winter if the sprinkler system has not been properly drained for winter’s cold.

Tree roots can twist or break sprinkler pipes running into sprinkler valves.  Magnolia Trees are really bad about this.  Oak trees can cause damage too.

Driving something heavy across your yard can crush sprinkler valves.  Usually riding lawnmowers don’t cause damage but any truck or car will if you drive over a valve.

Just what is a “French Drain?” Many times, people incorrectly use the term.

 

A basic French Drain

consists of a Perforated Drainpipe in the bottom of a trench. The French Drain Trench runs through a Problem Drainage Area that needs to be drained.   The French Drain Pipe is perforated (Full of Small Holes) and has Neo-Prene Soc around the pipe.  This soc helps prevent debris from clogging the French Drainpipe.

can cause a lot of damage to your yard.  The above picture was from a French Drain Installation in Oklahoma City.

Many times we wait until things dry out a bit before beginning a French Drain Installation.  Some times the water never goes away.  So we start digging in standing water and putting the mud in a wheelbarrow.   We then haul it to a dump trailer to be hauled away.  It isn’t the easiest thing to do.

The Initial Dig

The water started draining away as soon as we dug the Drainage Trench.  Once the Pipe and Limestone were installed, it drained away even faster.

The trench liner allows sub surface water to pass through it and reach the French Drain Pipe.  The reason it is installed is to maintain the integrity of the drainage trench so it doesn’t collapse over time.  It also helps protect the pipe from filling up with mud or sand, clogging the French Drain.

Below is a picture of a French Drain that we had to take out and replace because it had no liner or filter around the Pipe.

that covers a perforated French Drainpipe can be just about any type of quality gravel or crushed stone.  Very small crushed stone or sand is not a good idea, however.  The water must be able to flow through the stone to reach the perforated pipe.

Just what is a “French Drain?”  Many times people incorrectly

use the phrase, “French Drain,”  to apply to many different types of Drains that could be used in a Drainage System.  The term is widely used and many times incorrectly connected to “Surface Drains,” or “Channel Drains.”

A Surface Drain has a grate that sits on top of a basin.  The basin is underground.  A Drain Pipe is connected underground to an outlet on the Drain Basin Stormwater Drains through the grate into the Drain Basin.  Once in the Drain Basin, water travels out of the basin through a Drainpipe.  The Storm-Water continues downhill in an underground Drainpipe to an exit point.

THIS IS NOT A FRENCH DRAIN!

A Surface Drain may come in many different shapes or sizes.  The Drain Grate may be round or square.  Here is a picture of a common Surface Drain.

A Channel Drain is a type of Surface Drain, and many times is installed in concrete across sidewalks or driveways.

French Drain or Surface Drain

A French Drain is completely different from a Surface Drain.  A basic French Drain consists of a Perforated Drainpipe in the bottom of a trench.  The Drainpipe should have a neoprene sock around the Perforated Drainpipe.   This is to ensure that the Drainpipe does not become clogged.

The dirt that was taken out to make the trench is hauled away.  It is replaced by some type of small stone or gravel depending on what is desired or available.  I prefer crushed 1 inch limestone.  It is the most economical option in my area.  Pea Gravel or some other type of small stone can work just as well.

The limestone or gravel is placed in the trench on top of the perforated Drainpipe and filled all the way to the surface (ground level).   In some cases where the French Drain needs to be deep or is being placed in sandy soil, a special trench liner must be placed in the trench before the perforated Drainpipe or the Gravel are installed.  This helps maintain the integrity of the trench over time.  It also increases the cost of the French Drain and the amount of time to install it.  I install a trench liner in a French Drain Every time.

A French Drain is designed to handle a large volume of water and cover a large area. The Drain is anyplace the trench goes. It has many applications and can be used in many situations.  It can be installed by itself or incorporated into a Drainage System with Surface Drains or Gutter Down-Spouts connected to it.

The main downfall of a French Drain

is that they, for the most part isn’t very pretty.  They don’t look very nice in a yard once they are completed.
Depending on the area the French Drain is installed and the type of grass around the French Drain, will dictate whether grass grows over the lime stone.  Grass can grow up and through the gravel in the French Drain over time eventually covering the gravel.  This is Ok.  It won’t have a measurable effect on the performance of the drain.
DONT COVER THE GRAVEL IN THE FRENCH DRAIN WITH DIRT.  THE FRENCH DRAIN WON’T WORK IF THE TRENCH IS CLOGGED WITH DIRT.  DON’T EVEN INSTALL IT IF YOU ARE GOING TO COVER IT UP WITH DIRT.

DECORATIVE STONE CAN BE USED TO COVER A FRENCH DRAIN AND THEY LOOK GREAT AND LAST A LIFETIME.

Recently we spent an afternoon checking out a Sprinkler System in Northwest Oklahoma City.  The customer told us that many of the heads in the Sprinkler System had a variety of problems.  Her Sprinkler System was fairly large so the Sprinkler System Checkup would take some time.

First, we had to run each Sprinkler Zone and look at each Sprinkler Head individually.  This took a while considering that there were 18 zones and 5 to 10 Sprinkler Heads in Each Zone.

 

First we looked to see if each Sprinkler Head was functioning correctly.  Many of the heads were leaking at the base. Other Sprinkler Heads were not spraying correctly and needed to have their Sprinkler Nozzles Replaced.  Some of the Sprinklers were just worn out and needed to be replaced.

 

As we went through the Sprinkler System, we placed a flag by each head that needed some type or Sprinkler Repair or Replacement.  Along the way we also checked Sprinkler Coverage.  Some Sprinkler Heads needed to be moved because some areas were either too dry or too wet.  Several Sprinkler Heads needed to be moved.

 

 

Before the end of the day, we replaced 12 Sprinkler Heads, Changed Out 35 Sprinkler Nozzles, and moved 11 sprinkler heads to new locations.

Norman Sprinkler Repair 

Recently we had a customer in Norman who had some trouble with a sprinkler head that was leaking at the base.  There was mulch all around the sprinkler head and when the system ran it blew mulch all over the sidewalk.  This is a typical Sprinkler Repair and occurs quite often.  It took us about 15 minutes to fix.  We also moved several Sprinkler Heads that weren’t in the best places.  Moving sprinkler heads is a common practice for Oklahoma Drainage and Sprinkler Repair.

Fixing Leaking Sprinkler Pipes is a common occurrence for Oklahoma Drainage and Sprinkler Repair.  Most recently we had a service call in Lawton.  We got a call from a lady who had water pouring out from under the edge of her driveway.  After shutting off the water at the back-flow valve, we were able to determine that the leak definitely was coming from the sprinkler system.  A cracked sprinkler pipe was the problem and to make matters worse, the sprinkler pipe ran under the driveway.

Oklahoma Drainage and Sprinkler Repair had the solution.  Instead of trying to fix the broken sprinkler pipe, it was a much better idea to replace the entire pipe.  The Sprinkler Repair took about three hours.

Recently we helped some folks with their sprinkler controller.  They had a lightning strike melting their sprinkler controller and all the connecting wires. Changing the Sprinkler Controller took a little time, but the larger problem was changing out all the sprinkler wires that ran underground form the controller to the sprinkler valves.  This part took a while and required quite a bit of attention to detail.

The sprinkler valve in the picture was replaced by Oklahoma Drainage and Sprinkler Repair. When the Sprinkler Valves were originally installed, they were not put inside a “Valve Box” to protect them. The company that installed them just dumped dirt on them and got paid and left.

The Sprinkler System ran ok for about two years before the sprinkler valves failed. Having Installed Several Thousand Sprinkler Systems over the past several years, here are the most common mistakes made by homeowners who are not comfortable with their Sprinkler Controller.

Most Sprinkler Controllers have a knob or a digital touch screen.  Either way, the basic functions are the same.

1.  Sometimes some brands of Sprinkler Controllers won’t work because the ” Time and Date,” have not been set correctly.  If you select time/date and the screen is blank with no time or date then you have a problem.

2.  The most common reason that a Sprinkler Controller

won’t work is because the breaker has been tripped for the electrical plug that the controller is plugged into.  People assume that because the LED screen on the controller has power that the controller is receiving power.

THIS IS NOT THE CASE!!!!!!!!!!!!!!!!   CONTROLLERLS HAVE BACKUP BATTERIES IN THEM TO MAINTAIN THE PROGRAMMING IF YOUR ELECTRICITY GOES OFF.  THE BREAKER CAN BE TRIPPED TO THE ELECTRICAL OUTLET AND THE DIGITAL DISPLAY WILL STILL RUN OFF THE BATTERY MAKING IT LOOK LIKE IT HAS POWER WHEN IT DOES NOT.

TEST YOUR OUTLET BY CHECKING YOUR BREAKERS OR PLUGGING SOMETHING INTO THE SOCKET SUCH AS A LIGHT OR A POWER TOOL.

Another very common mistake

is that people confuse “Start Times,” with “Run Times” on the controller.

A Run Time is how long you program each Sprinkler Zone to run.

(Zone 1  5 minutes, Zone 2 8 minutes, Zone 3 25 minutes and so on.)  You program how long you want each Sprinkler Zone to run.

A Start Time is a time that you set on the controller to start zone one running.  All other zones automatically follow zone one in order lowest to highest.  Zone 2 knows to always follow zone 1 when it is done.  Zone 3 knows to follow Zone 2 and so on.  Let me repeat this.  Start Times are only for zone 1.  Again, a “Start Time,” is a time that you would like your Sprinkler System to come and run through all the zones.

Sprinkler Controllers

have the ability to run more than one start time.  This is to allow your entire Sprinkler System to run more than once in a 24-hour period.  You can have a Start Time of 1 PM.  Zone 1 comes on and runs until its programmed time elapses.  Zone 2 automatically comes on next and runs.  Then zone 3 and so on.  You might have a 2nd Start Time several hours later to start and run your entire system again.  (2nd start time at 8 PM)  The Sprinkler System has had plenty of time to run through all the zones when it started at 1 PM.  At 8 PM the controller turns zone 1 on again and all the zones run their programmed amount of time.

THE MISTAKE PEOPLE MAKE

IS THINKING THAT YOU MUST PROGRAM A START TIME FOR EACH ZONE. ( YOU CAN NOT PROGRAM A START TIME FOR ZONE 2,3,4 etc.)  This is also apparent by the fact that most Sprinkler Controllers have a limit of 4 start times but can run more zones than 4.  Most Sprinkler Controllers can run 10 zones or more.

What causes a big problem is a when person programs a Start Time at 1Pm.  Thinking incorrectly that they need to program a Start Time for zone 2.  They enter a second Start Time for 1:15pm, and a third start time for zone 3 at 1:30 PM.  So here is what happens.  Say each zone is programmed to run for 10 minutes each.(Run Time)  Zone 1 comes on and runs at 1 PM.  At 1:10 PM Zone 1 stops and zone 2 comes on.  At 1:15 PM the second start time kicks in and tries to turn on zone 1 again while zone 2 has only been running for five minutes and the other subsequent zones have not run at all.

This is called an “Overlapping Start Time.”  With an Overlapping Start Time, Different brands of controllers do different things.  They are all bad regardless.  Some will run zone one over and over and over causing a flood.  Others will not run at all.

Most people only use or need one Start Time.

The “Water Budget Feature,

” found on most controllers can cause problems with your Sprinkler Run Times.  Water Budget is a quick way to quickly change all your Run Times for all your zones at once.  Example — Out of the box, your new Sprinkler Controller will be set to 100%.  If you program zone 1 to run 10 minutes and zone 2 to run 15 minutes, then if your water budget is 100% then that is exactly what they will run.  If you change your water budget from 100% to 200% now zone 1 will run 20 minutes and zone 2 will run 30 minutes and any other zone’s run time will run double of what it was programmed at 100%.  This is a great feature until you accidentally change your water budget to 900% and don’t realize it.  (or 5%)

IF YOUR RUN TIMES ARE RUNNING MORE OR LESS THAN WHAT YOU PROGRAMMED THEM FOR THEN CHECK THE WATER BUDGET.

Some of the older digital Sprinkler Controllers have an “Enter” button.  Any programming you do must be followed by hitting the Enter Button.  If you don’t hit it then programming that you think you keyed in is lost.  This is why the newer controllers don’t have an Enter Button.

Many times, sprinkler repair needs arise at inconvenient times. Water lines can break in the middle of the night.  Back-Flow Valves Freeze and break at night too.

Sometimes things go wrong when we are away from our homes as well.  Sprinkler Systems coming on at the scheduled times but not shutting off is common and has several possible causes.  Sprinkler Valves can “stick” open while running from lack of water pressure or is not getting enough electrical current to shut it off from the sprinkler controller, or even a small piece of debris is stuck in the sprinkler valve and won’t allow the sprinkler valve to close.

Water entry is the process where water enters the Drainage System.  This done with water entering drainpipe through a French Drain.  Water flows to a low area with a trench.  In the bottom of the trench is a Perforated French Drainpipe with a liner or a soc.  Gravel or crushed limestone fills the trench on top of the French Drainpipe.

Water can also enter a Drainage System through a Surface Drain.  Water flows to a Drainage Basin, falls through the grate and enters the Drainpipe below.

A third way for water to enter is to connect Gutter Down Spouts Directly into a Drainage System.

Oklahoma Drainage and Sprinkler Repair Recently installed a Drainage System in Nichols Hills.  The Drainage System was made up of a 4 inch French Drain starting in the back yard.  It ran between the garage and the pool.  Several gutters were connected directly into the French Drain.

From this point, we expanded up to a larger 6 inch Drainpipe to handle the added water into the system from the gutters.  In several places the French Drain had to run through areas where Sprinkler Pipes were in the way.  We had to re-rout all the Sprinkler Pipes and Wires under the French Drain.

Once the Sprinkler System had been redesigned and the gutters had been connected, we ran the 6-inch Drainpipe from the end of the French Drain, around the house to release through the curb.  We cut the curb and installed a 6 inch curb fitting with acrylic concrete.  A few days later a major thunderstorm poured down on the property.  The French Drain and the Drainage System Worked Perfectly.

is a type of Surface Drain and many times is installed in concrete across sidewalks or driveways.  It is long and narrow with a grate on top.

Drainage System

French Drains can be installed by themselves, or as part of a Drainage System that uses other French Drains, Surface Drains, or other Drain combinations.

Typically, a French Drain is used to protect a broad area that has a lot of standing water.  A French Drain might run along side a homes foundation, or beside a driveway, or on any Drainage Project where Sub-Surface water is the primary problem.  If water is running toward your home under ground ( through sandy soil), A French Drain is the only Solution  for draining away water flowing under ground.
